Full-exterior commercial washing for offices, retail, and light industrial — scheduled, insured, OSHA-trained. Free estimates — (916) 404-0288. Serving every Roseville neighborhood — Placer County.
Roseville runs on a two-season grime cycle. From May into October there is almost no rain, so everything airborne — dust off the dry grasslands west of Fiddyment Farm, brake and exhaust film from the Highway 65 and I-80 interchanges, leftover spring oak pollen from the Dry Creek and Miners Ravine greenways — settles on parapets and sign bands and gets baked on through weeks of triple-digit heat. The first November storm doesn't rinse any of it off; it streaks it down the face of the building instead.
Winter flips the problem. Tule fog and short days keep north elevations damp for weeks at a stretch, and algae shows up as a green cast on stucco and EIFS — you can spot it on office parks along Douglas Boulevard and the older strip frontage on Sunrise Avenue. Down by the Union Pacific yard, Old Roseville's brick and the metal buildings off Atlantic Street collect diesel soot on top of everything else. Different problems need different chemistry, which is why we scope every Roseville building in person and respond within one business day of your call.
Most of Roseville's commercial square footage went up between the late 1990s and the 2010s: stucco-and-foam retail around the Galleria and the Fountains, concrete tilt-up along Foothills Boulevard, and glass-fronted offices on Douglas Boulevard and East Roseville Parkway. The EIFS tower features and foam cornices on those newer centers cannot take pressure — they get low-pressure soft wash and nothing else.
Old Roseville is the exception. The brick storefronts near Vernon Street and the tracks are a century old, and blasting them chews out the soft mortar joints, so we clean those with detergent dwell and a controlled rinse. Metal panel skins in the light-industrial pockets get a degreasing pass first so oxidation doesn't streak down the wall.
Height and access set the baseline. A single-story strip on Pleasant Grove Boulevard we can reach from the ground quotes differently than a three-story Douglas Boulevard office that needs a boom lift and a coned-off drive aisle. Buildup comes next: frontage facing Highway 65 or I-80 carries traffic film that takes hot water and dwell time, and anything near the rail yard usually needs a degreasing pass suburban centers don't.
Scheduling and containment round it out. Galleria-area retail gets washed overnight, which means lights and a tighter window, and because Roseville's storm drains feed Dry Creek and Pleasant Grove Creek, drain protection is built into every lot-adjacent scope. Recurring quarterly or semi-annual service brings the per-visit rate down — the written quote shows both options.
A typical call comes from a property manager with a two-story stucco office building between I-80 and Sierra College Boulevard: green film creeping up the shaded north wall, spider webs at the entries, gum and coffee spills on the walkway concrete. We walk the site, email the written quote and COI to the management office, and book a Friday-night window so no tenant loses a parking space.
The crew soft-washes the stucco, runs a surface cleaner over the entry concrete, rinses the glass line, and photographs every elevation before wrapping. When tenants unlock Monday morning, the lot is dry and the building reads five years newer.
