Most of the rental stock in Citrus Heights went up in the sixties and seventies — two-story walk-up buildings along Auburn Boulevard, Greenback Lane, and the streets off Sunrise Boulevard, with exterior stairwells, painted wood siding, and carport rows that have been collecting exhaust film for decades. That age changes the job. Original T1-11 and lap siding will not take the pressure a newer stucco building will, so we soft-wash the verticals and save the high PSI for the fifty-year-old concrete underneath.
It also matters that we are close. Our shop sits on Golden Gate Avenue in Orangevale, a few minutes from anywhere in Citrus Heights, so a property walk is not a scheduling event — Chuck or Jagger can meet your manager at the complex, walk the buildings, and have a written scope back within one business day. And because storm drains across much of the city feed Arcade Creek, we run biodegradable, watershed-safe chemistry and control wash water on every job.
The apartment map of Citrus Heights splits roughly at the nineties. The older side — Sayonara Drive, the Mariposa Avenue blocks, the complexes tucked behind the Greenback Lane corridor — is painted wood and stucco over fifty-year-old concrete, with carports instead of garages and walkways worn down to exposed aggregate. Those surfaces need soft-wash chemistry up top and slow, patient surface-cleaner passes below, because blasting old concrete just carves it. The newer side, like the Stock Ranch area, runs stucco and Hardie with stamped-concrete entries that clean fast but stain if the wrong degreaser sits on them. Near Arcade Creek, tree cover keeps north-facing stair towers green with algae most of the winter.
Two Citrus Heights complexes with the same unit count can quote very differently, and it usually comes down to age and layout. Sixties-era properties off Auburn Boulevard tend to have long carport rows carrying decades of oil and exhaust that need degreasing before the surface cleaner does any good — that is hours, not minutes. Older complexes also have fewer working hose bibs, so we may need to stage water. Two-story buildings with exterior stairwells wash slower than single-story rows. Scope matters too: pool deck, trash enclosures, and mailbox kiosks each add line items. And recurring schedules quote lower per visit than a one-time restoration, because year two is maintenance, not recovery.
A typical call from a property manager along the Greenback Lane corridor goes like this: a twelve-building garden complex from the seventies, a board tired of black streaks on the stair towers, and a pool deck that has gone grey. We walk it together, photograph every building, and send a written scope the next business day. Then we phase it — buildings soft-washed one cluster at a time so no tenant loses parking twice, breezeways and stairs hit early morning before foot traffic, carports degreased row by row as vehicles rotate, the pool deck saved for a weekday the board agrees to close it. The manager ends up with before-and-after photos ready to forward at the next meeting.
